Cost of gutting a house?

I’m thinking of buying a fixer on a nice lot and redoing everything structurally with the best materials out. I’m looking for a 4/2.5. Let’s just say it’s 2000sq.ft. 2 story no basement or attic.
Blu-Wood framing, replacing all the plumbing & HVAC, metal roof, spray-foam insulation, double drywalling with fireproof and mold resistant kind in all rooms, maybe replacing the foundation.

I know it’s probably silly, but I want my home sound for my own peace of mind. I just want an idea of how much all that work would cost, in addition to any cosmetic renovations I want to do.

To take a house of that size down to the studs… and replace roof, plumbing, electrical, windows, appliances, cabinets, bathrooms, flooring,… is almost the same as building from the foundation up. In some cases, it can even be more because you are working around existing constraints, eccentricities, etc.

There are a pile of variables… and so much depends on how aggressive you are in the remodel, the materials you choose, complexity of design, structural integrity, etc.

Assuming you are not doing any of the work yourself, I would plan on an initial budget of at least $150K with an overage fund of another $50 – $75K. Plan well ahead. Get fixed-bid price quotes. Pay attention to permits and sequence of activities. Practice up on your swear words and expletives. Creativity counts extra;-)

    Depending on where you live i’m pretty sure the cost would vary. I am estimating about 5-15 grand.

    It depends on many factors – where you live, how sound the original structure and foundation is, costs of materials in your area, etc…. Your best bet is to contact a local contractor for an estimate.
